Sorry, no, not at the moment - you'll have to grab one of the bundles, and just delete what you don't want! It should be obvious when you look inside the archive. :)
If you want to use the grass replacement with Maxis roads you will need to download the Maxis-match road replacement, else things won't look correct in lot view.
